Here's the deal - This is a buyer's cycle. The real estate market has historically taken steps backwards over the years in order to move forward in great leaps. Looking at these dips on the graph indicates over time, there has been nothing that has out performed American real estate. A couple steps forward, a step backwards, a few steps forward and a step backwards is simply how this market grows. That's been the case in my lifetime, my dad's lifetime and the same with grandpa. All down cycles have their own stories, their own character with reasons why it may be different. There will always be a segment of the punditry that will suggest that "this cycle is different" - just like during the drought when our lake was down a record level. "It will take 100 years to re-fill" some experts said and they were wrong.
This time around we'll have to endure a political aberration that has set us back a step, wanting to grow the government instead of the economy. The mid-term elections will bring back more political balance and of course, in 2012 we should return to the notion that personal freedoms, liberties, free markets and limited government are the answers to a complete recovery.
In the meantime, we have a buyer's market presenting huge opportunities. I can think of 25 plus properties across the board in pricing that are great buys today.
